What Is Title Insurance & How Does It Work?

Title insurance provides a unique, two-fold protection that every real estate buyer should understand before closing.
Protection #1: Known Risks from Public Records
Title insurance assures that possible clouds on title to the property you are purchasing have been called to your attention so that defects can be corrected before you buy.
Protection #2: Hidden Risks
"Hidden risks" do not show in public records and can seriously threaten or destroy the title. These include:
- Forgery
- Incompetency or incapacity of parties
- Fraudulent impersonation
- Unknown errors in the records
Chicago Title provides insurance coverage for such claims. A policy is issued to protect you from these risks.
How It Works
Subject to the terms of the policy, Chicago Title will indemnify the insured for loss if the title is not clear. And as long as you or your heirs own the property, the original premium is your only cost — there are no ongoing annual payments.
